YOUR BOOKING:

    Before we can accept your booking, the form has to be completed and signed by the leading member of your party.  The person signing the form shall be deemed to act as the agent for all the persons shown on the form, and that signature binds all members of the party to the Booking Terms and Conditions. All documentation will be sent to the lead guest, the lead guest must be over 21 years of age. The minimum booking we accept is 7 nights.

 

DEPOSIT:

   A deposit of 20% of the total rental cost is required when booking. The balance of the rental cost will be required 8 weeks prior to your arrival date. Bookings made within 8 weeks of arrival date require the full amount to be paid when the reservation is made. Payment can be made by cheque.

 

PAYMENT OF BALANCE:

   8 weeks before the commencement date of your booking we will send a final invoice to you showing the balance due.  You have 7 days  to pay this balance in full and if you do not we reserve the right to treat the booking as cancelled.  Cancellation charges can amount to 100% of the final invoice.  Please read the cancellation section.

 

SECURITY DEPOSIT:

    A security deposit of  $400 / £200 is required to be paid along with your balance payment to cover any damage that may occur during your stay. This deposit will be returned to you less the cost of any damage usually within 15 days of your departure. The lead guest agrees to accept full liability for all loss or damage caused by any member of their party, during the occupation of the villa and confirms that the full cost of repair or replacement will be met.

 

CANCELLATION:

    Once your booking has been confirmed, any cancellation will only be accepted in writing signed by the person who made the original booking.  The following cancellation charges apply to all bookings without exception, and cover the expense of processing your booking and the risk of not being able to re-sell the weeks you booked.

WE STRONGLY ADVISE ALL OUR GUESTS TO TAKE OUT TRAVEL INSURANCE FOR YOUR WHOLE PARTY, WHICH INCLUDES CANCELLATION CHARGES COVER

UK GUESTS ARE ALSO ADVISED TO TAKE OUT A POLICY, WHICH INCLUDES MEDICAL COVER, AS SOON AS YOU HAVE BOOKED ANY PART OF YOUR HOLIDAY OR VACATION

 

CHANGES TO YOUR BOOKING/SPECIAL CONDITIONS:

    As owners of the property, we, our servants or agents, will not be liable for any loss or delay occasioned by any of the following; strikes, riots, political unrest, war or the threat of war, terrorist activities, industrial disputes, fire, flood, technical/weather problems to transport, aircraft, closure of airports, or any other event beyond the owner’s control. We cannot be held responsible for unforeseen breakdowns of household equipment/swimming pool systems before or during your occupation of the property. Please report any such failure immediately to the management company who will endeavour to rectify the situation as soon as possible.

    Aircraft captains are legally entitled to deny boarding to any passengers who present themselves at the aircraft in an unacceptable state due to the influence of drink or drugs. Any passenger so doing will be deemed as having given notice of his/her cancellation of the booking at that time and the aforementioned cancellation charges will apply.
    We, the owners of the property, reserve the right to decline to accept or retain any person as a client whose conduct is deemed to be disruptive and adversely affects the peace of our neighbours. We shall be under no liability to accept any costs incurred or responsibility for any such person.

 

OCCUPANCY:

    The maximum number of occupants must not exceed 6 persons including children. All persons under age 18 must be accompanied by a parent/adult.

 

ARRIVAL/DEPARTURE:

    Occupancy at the home on your first day is 4 p.m. and on your last day we would ask you to vacate by 10 a.m.  This allows house-keeping services to clean the house for incoming guests.

 

SECURITY / SAFETY / SMOKING:

    Whenever you leave the property you are responsible for ensuring its security by closing all windows and locking all doors. 

 

CHILDREN MUST NEVER BE LEFT UNATTENDED IN THE SWIMMING POOL AREA.  PLEASE MAKE SURE CHILDREN CANNOT WANDER INTO THE POOL AREA UNNOTICED BY ENSURING THE SLIDING PATIO DOORS ARE KEPT CLOSED AND LOCKED.

 

    The use of the pool is entirely at your own risk.  The Property Management Company and the Owner will not accept responsibility for any injury sustained, however caused. We do not allow smoking in our house.

 

AIR CONDITIONING:

    Use of air conditioning is on the basis that all occupants must close exterior doors and windows  when the air conditioning  is operational to avoid temporary loss of air conditioning due to over usage and freezing of the unit. The management cannot be held responsible if this rule is not strictly enforced.

 

CLIMATE:

    Florida has a tropical climate, which is ideal for both humans and pests. These are not an unusual occurrence and, for this reason, our home has a monthly pest control program. To help eliminate these uninvited guests we recommend that all windows and doors remain shut at all times and that all opened food is stored in the refrigerator provided. If you become aware of a pest problem inside the home, sprays such as Raid can be purchased locally. If the problem is more widespread, you must inform our management company immediately so that the appropriate treatment can be initiated.
 

VEHICLE PARKING:

    We have a large garage which guests are welcome to use. There is also space on the driveway to park several cars.

In accordance with the Rotonda West Association rules, no truck or van, boat, trailer, recreational vehicle, commercial vehicle or other types of non passenger vehicles, equipment, implements or accessories shall be parked, stored or otherwise kept on any portion of the property.

 

CLEANING:

    The property will be cleaned prior to your arrival and after you have departed. Should you require mid stay cleaning this can be arranged and paid for locally with the management company. Although the property will be cleaned after your departure it must still be left in an orderly state. Should the property require extensive cleaning then the owners, management company or their agents reserve the right to withhold any monies from the security deposit to pay for the extra cleaning.
